Our main objective as your Property Manager is to protect your investment as if it were our own. That starts with ensuring we place the right tenant in your home. Second, we educate tenants in our policies and procedures and maintain close communication in order to sufficiently maintain the condition of your property and minimize problems, and third—and perhaps most importantly—to collect your monthly rent in a timely manner. As your property manager VH1 Realty will provide you with the following services:

Marketing Your Property
  • Research market to determine a fair rent price of your home
  • Take quality photos that showcase your home
  • Compose a write up that creates interest and makes potential renters want to see it
  • Post photos and write up of property on various rental advertising sites, including VH1Realty.com
  • Placement of For Rent signs (as allowed)
  • Placement in MLS and/or local newspaper (as needed)

Tenant Screening
  • Screen prospective tenant inquiries and coordinate scheduling of showing your home
  • Obtain applications to rent
  • Perform credit check (including unlawful detainers and prior evictions)
  • Verify references from past landlords
  • Verify residence, employment, income, banking and personal identification
  • Detect any red flags on rental applications

Tenant Placement
  • Prepare/complete CAR Residential Lease Agreement
  • Customize additional addenda (i.e. Water Heater, Smoke Detector, Broken Lease & Cleaning Policies, Receipt of HOA rules when applicable)
  • Collect security deposit and first month’s rent
  • Coordinate with HOA management as needed (i.e. tenant registration forms, parking, etc.)
  • Coordinate/schedule move-in including Move-In Inspection Report along with photos as needed
  • Prepare move-in package for tenant including Property Care and Maintenance, Customer Service Policies

Maintenance Services
  • Coordinate and supervise all tenant maintenance needs in a timely/professional manner
  • Maintain detailed records of all correspondence with tenant
  • Communicate with property owner regarding required maintenance
  • Keep detailed records of all maintenance performed on the property
  • Obtain proposals/estimates from vendors when necessary
  • Coordinate/schedule required repairs/maintenance
  • Perform upon owner/tenant request or at lease renewal a property inspection

Bookkeeping Services
  • Set up and maintain tenant payment records
  • Set up and maintain property income and disbursement records
  • Set up and maintain owner, management and maintenance files
  • Pay all property billings
  • Coordinate and process invoices from vendors
  • (Payment to gardeners, HOA and/or property taxes made upon request)
  • Maintain property trust account
  • Collect and deposit rents in a timely manner
  • Disburse owner net rent via mail or direct deposit by the 5th of each month (excluding Sunday/holidays)
  • Follow up on late or returned rent checks
  • Prepare and provide owner with monthly operating P&L and Cash Flow statements
  • Prepare end of the year 1099 forms and an income/expense summary to assist you with taxes
  • Prepare FTB reporting/estimated payments for out-of-state property owners
