If you manage your own property and just need our expertise to find a new tenant, we can definitely get the job done.We understand the importance of placing good tenants and take pride in treating your property like it was our own. In finding the “right tenant” for you home we will provide you with the following services:

Marketing Your Property
  • Research market to determine a fair rent price of your home
  • Take quality photos that showcase your home
  • Compose a write up that creates interest and makes potential renters want to see it
  • Post photos and write up of property on various rental advertising sites, including VH1Realty.com
  • Placement of For Rent signs (as allowed)
  • Placement in MLS and/or local newspaper (as needed)

Tenant Screening
  • Prepare/complete CAR Residential Lease Agreement
  • Customize additional addenda (i.e., Broken Lease & Cleaning Policy)
  • Move-in Inspection Report
  • Coordinate with HOA Management Company, as required
  • Collect security deposits and rents
  • Provide each tenant with a Move-in Package
  • Obtain notice-to-vacate and new tenant placement

Placing Your Tenant
  • Prepare/complete CAR Residential Lease Agreement
  • Customize additional addenda (i.e., Water Heater, Smoke Detector, Broken Lease & Cleaning Policy)
  • Verify references from past landlords
  • Verify residence, employment, income, banking and personal identification
  • Coordinate/schedule move-in including Move-In Inspection Report
  • Detect any red flags on rental applications

Bookkeeping
  • Provide property owner/manager with P&L statement itemizing all monies collected & disbursed
  • Provide property owner/manager with copies of fully executed lease agreement, tenant application
  • (including copy of driver’s license, proof of income and credit report) and Move-In Inspection)
  • Distribute to property owner/manager via check/direct deposit balance of funds collected
  • Provide tenant and property owner/manager with Move-in Instructions & Information
